How to Choose a SWFL Realtor
A realtor can make or break the home-buying process for you. A good one will make the transaction as easy and painless as possible; a bad one can cause your stress levels to go through the roof. It’s hard to tell which realtors are going to catch all the little details that go into getting you the best deal, since it isn’t as if anyone will tell you up front that they’re not so great.
So how do you go about finding someone who will do the best job of guiding you through the process of buying a home in SWFL? By knowing what signs to look for and what questions to ask. Start out by narrowing your target. Try asking friends and family for referrals, and if that doesn’t give you any good leads, take a drive through your preferred neighborhoods and see if there are any realtors or agencies that seem to do a lot of work in that area. Make a list of agents you’d like to screen, and then then look at these factors to evaluate whether they’ll be a good fit for you.
- Experience Level
Ask potential agents how long they have been in the business. This will give you a good idea of how experienced an agent is. In general, you want to find someone who’s been working in real estate for at least five years. This will have given them enough time to encounter most issues that can crop up during real estate transactions and learn how to handle them. However, someone with fewer years under their belt might still be an excellent agent, so don’t let a smaller number deter you without asking a few more questions first.
- Current Listings
Take a look at the agent’s listings online to find out what types of properties they specialize in, and in which communities. If you’re in the market for an acreage property near Estero and the majority of the listings you see are for condo units in Naples, then this is not the realtor for you! Look for listings of properties that are similar to what you have in mind.
- Recent Clients
Do what everyone does before hiring someone – check their references! An agent should be able to provide you with the names and contact information of three recent clients. Call them up and chat about what their experience was like. This is your chance to find out about the agent’s personality, assertiveness, and other soft skills that wouldn’t necessarily turn up on a CV.
- License Status
Real estate agents are licensed and regulated by the state of Florida, which maintains a public, searchable database of licensees. You can search for realtors here and make sure that their licenses are current and that they haven’t had any disciplinary actions taken against them.
