First, understand that we have both public and private golf courses here in Southwest Florida. Some of the public courses are just that: a golf course that’s open to the public with no additional amenities or residential homes. While other public courses are part of a community with single-family homes or condos. In these, the public is welcome to “pay as you play.” There is usually an optional membership for residents of the community that gives residents additional benefits and preferred tee times.
Then there are two types of private golf course communities: equity and bundled. In a bundled community, your golf membership comes with the purchase of your home; there is usually no initiation fee, but you do pay annual dues. In an equity community, you have the option to buy a golf membership; you pay an initiation fee and annual dues. Equity communities usually also have social and sports memberships if you want access to other community amenities, but golf isn’t really your thing.

You may see dollar signs when you think about living in a golf course community, but we actually have a nice mix of luxury and affordable communities here in Southwest Florida! In terms of the membership types discussed above, the most affordable golf course homes are usually on public courses, or in a bundled community. Private equity memberships are generally the most expensive due to high upfront initiation fees, and homes in these neighborhoods are also typically more expensive.

Especially in the summer when courses aren’t busy, many private clubs offer reciprocal play so that members can play other private courses. While this is always an option if you know someone at another club, the reciprocal programs are ideal for new residents who want to play other courses and meet fellow golfers.
